Bayswater is an area of West London bordering Hyde Park and Kensington Gardens, spread over the two boroughs of City of Westminster and Royal Borough of Kensington and Chelsea. Bayswater was first designated as a conservation area in 1967.

As one of London's most cosmopolitan and vibrant areas, Bayswater has a strong Middle Eastern, Brasilian, Greek, American and English influence on foods and shops. Queensway and Westbourne Grove are its busiest main streets, both having many late night ethnic-cuisine restaurants and shopping.

The Bayswater area was fashionable in Victorian times but declined after the second world war, becoming an area mainly full of budget hotels. However, over the years Bayswater has become more and more popular with young professionals who were unable to afford the higher prices of neighbouring Notting Hill. The pretty Bayswater garden squares and attractive streets are sought after. They are lined with stylish Victorian stucco terraced houses, mostly now subdivided into flats; purpose-built apartment blocks and expensive new luxury apartments.

Travelling in and around Bayswater has improved significantly due to excellent underground links to the City and West End and a Heathrow Express service from Paddington.

Hyde Park Estate

The Hyde Park Estate which borders Hyde Park is bounded by Bayswater Road to the south, Praed Street to the north, Westbourne Terrace to the west and Edgware Road to the east. Originally 500 acres in size, The Hyde Park Estate is within walking distance of the West End and was developed in the 1820's by the Bishop of London.

The Hyde Park Estate comprises mainly Regency houses in stucco-faced terraces with a few modern houses that have been inserted tastefully. Some of the grandest houses are located in Gloucester Square and Hyde Park Gardens which has its own substantial communal gardens opposite Hyde Park. Sussex Square and Connaught Square also contain beautiful terraces of Regency houses but many of the original houses have been converted into flats. The Hyde Park Estate was built with mews behind the grand houses and very attractive mews houses are to be found in Hyde Park Garden Mews, Albion Mews and Albion Close.

Connaught Village

Connaught Village is owned by the Church Commissioners and forms part of the Hyde Park Estate, within the City of Westminster. The Connaught Village area just north of Hyde Park and west of Marble Arch is popular for both residential properties and commercial with many fashionable boutiques, designer shops and restaurants located there.

Brief history of Bayswater

When the Domesday Book was complied, the land which we now know as Bayswater belonged to the Abbey of Westminster, with a Tenant called Bainiardus.

The decent of land cannot be clearly traced but it is believed that Bainiardus gave his name to Baynard's Castle - in 1653 land known as "the common field at Paddington" was near to a place commonly called "Baynard's Watering".

In 1720 in the parish of Paddington, a part of the land which was known for its springs of excellent water which were once supplied to Baynard, were named after him and this former watering-place was now known as Bayswater.
